The Turf City Master Plan, and Where Dunearn Green Sits in It

Dunearn Green is not just another Bukit Timah launch — it is one of the founding projects of an entirely new estate. The 176-hectare former Turf City site, home to Singapore's racecourse from 1933 to 1999, is being transformed under URA's plans into a residential estate of up to 15,000 to 20,000 homes built out over the next 20 to 30 years, including the first HDB flats in Bukit Timah in about four decades.

The planning intent is distinctive. Rather than flattening the site's history, URA has committed to conserving key racecourse structures — including the grandstands — and weaving the estate's identity around its turf heritage and greenery. The estate is planned as car-lite, with walking and cycling networks prioritised, supported by road improvements along Dunearn Road, Bukit Timah Road and Eng Neo Avenue.

Transport is the anchor. A Cross Island Line station at Turf City has been announced, targeted for around 2032 under CRL Phase 2. Combined with the existing Downtown Line at Sixth Avenue (about 630m from the Dunearn Green site) and King Albert Park, the precinct will eventually enjoy dual-line rail coverage — rare for a landed-belt location like Bukit Timah.

For early buyers, the sequencing matters. Dunearn Green and its neighbour on the first plot arrive years before the bulk of the estate, which means buying into today's quiet green setting at the start of the infrastructure curve rather than the end. As amenities, the new station and community facilities materialise, the earliest projects typically benefit most from the re-rating.

The trade-off is construction activity in the precinct over a long horizon — a factor to weigh honestly. But master-planned estates in Singapore (think Bidadari or the Lentor hills) have historically rewarded first movers, and Turf City's central-region address gives it a stronger starting point than most.
