How the Cross Island Line Reshapes the Dunearn Green Story

Of everything in the Turf City master plan, the announced Cross Island Line station is the single most consequential item for property values. Targeted for around 2032 under CRL Phase 2, the Turf City station will put the estate — and Dunearn Green — on Singapore's longest upcoming MRT line.

The CRL's significance is its east–west reach: it is planned to run from Changi in the east through Hougang, Ang Mo Kio and Bright Hill toward the Jurong Lake District, crossing multiple radial lines along the way. For a Bukit Timah address that has historically leaned on the Downtown Line alone, a CRL station converts good connectivity into exceptional connectivity.

Dunearn Green's position is unusually strong in this respect because it does not need to wait for the CRL. Sixth Avenue station (DT7) is about 630 metres away today, with King Albert Park (DT6) also within reach — so the Downtown Line serves the early years, and the CRL arrives later as pure upside rather than a precondition.

The pattern of MRT-driven value creation in Singapore is well documented: announcement, groundbreaking and opening each tend to mark step-ups, with the largest gains accruing to homes within comfortable walking distance. Buying between announcement and opening — where Dunearn Green sits — has historically been the value window.

There are caveats. Station positions and timelines can shift, and 2032 is a target, not a promise. Prudent buyers underwrite on the Downtown Line access that exists today and treat the CRL as acceleration, not foundation.
