Government land releases tend to be read island-wide, but each site lives in its own district. On 29 September 2026, URA released two residential sites under the 2H2026 Government Land Sales Programme, and looking at where they sit is a useful way to understand the map.
The first is East Coast Road, a Confirmed List site with a potential yield of about 85 homes. It comprises two adjoining plots totalling about 5,503 sq m, roughly 59,200 sq ft, and its tender closes at 12 noon on 3 December 2026. The second is Serangoon North View, a Reserve List site with a potential yield of about 235 homes. A Reserve List site proceeds to public tender only when a developer applies and puts in an acceptable minimum bid, so its timing is not fixed. These are two different parts of Singapore, and that is the point of a district lens. A GLS programme spreads supply across the island, and each parcel is judged on its own surroundings, its own access and its own neighbourhood. The announcement does not say how the sites compare with one another or with projects elsewhere, and this article will not guess.
Location lenses also help with timing. The two released sites follow different paths, one fixed to a December tender close and one dependent on a developer's application, and neither path says anything about the other. A reader trying to track supply is better served by following each site's own status line than by averaging them into a single island-wide impression. District boundaries, transport links and the character of the surrounding streets all differ, and so do the households each site is likely to attract.
Bukit Timah offers a useful contrast in scale and setting. Dunearn Green is a 99-year leasehold GLS condominium on Dunearn Road at Bukit Timah Turf City, in the Swiss Club subzone of District 10, which falls within the Core Central Region. Sixth Avenue MRT (DT7) is about 630 m away. The site covers 204,962 sq ft, with approximately 330 residential units planned and ground-floor shops of up to about 1,400 sqm. The joint venture of Wing Tai Holdings and Metro Holdings was awarded the land on 4 May 2026, and the marketing name is to be confirmed at launch.
