EdgeProp reported on 15 October 2026 that Thomson Reserve, a 1,268-unit development on Upper Thomson Road, is scheduled for its official launch on 31 October 2026, after a VIP preview on 16 October and a public preview on 17 October. Its dates run from 2007 to a targeted temporary occupation permit in the second half of 2030, so a calendar is the clearest way to read it.
The site is the former Thomson View Condominium, which went through five collective-sale attempts from 2007 before a buyer emerged, a 17-year journey in EdgeProp's account. According to EdgeProp, the en bloc sale closed in November 2024 for $810 million. The buyer was a consortium of CapitaLand Development (50%), UOL Group (40%) and Singapore Land Group (10%). EdgeProp reported a land rate of $1,178 psf per plot ratio, after the betterment charge and a lease top-up.
Before that, the Upper Thomson-Shunfu neighbourhood last had a major new launch in 2018, when the 1,206-unit JadeScape came to market, a gap of eight years in EdgeProp's account.
EdgeProp described a 5-hectare site where six towers take 12% of the land and 88% goes to landscaping, water features and recreation. There are more than 80 facilities across three clubhouses, and Upper Thomson MRT on the Thomson-East Coast Line is a two-minute walk away. EdgeProp also relayed one agency head's estimate that existing private homeowners could be about 80% of buyers and HDB upgraders about 20%. A research house cited by EdgeProp cautioned that the 37% gap in land rates does not mean future selling prices will be 37% higher; it suggests the replacement cost of new homes in the Thomson-Bishan area is rising.
Dunearn Green is the marketing name, to be confirmed at launch, for a 99-year leasehold Government Land Sales condominium on Dunearn Road at Bukit Timah Turf City, in District 10 and the Core Central Region. The joint venture of Wing Tai Holdings and Metro Holdings was awarded the plot on 4 May 2026 after a tender that closed on 28 April 2026 with six bids. The site is planned for approximately 330 homes plus ground-floor shops, and Sixth Avenue MRT (DT7) is about 630 m away.
