Singapore investment sales were $10.7 billion in the third quarter of 2026, Knight Frank Singapore figures reported by EdgeProp on 12 October 2026 show, down from $16.2 billion in the first quarter and $15.5 billion in the second. The nine-month total for 2026 up to the report reached $42.4 billion, already above the full-year 2025 record of $40.7 billion.
The quarter-on-quarter drop to $10.7 billion might look like a cooling market. The fact is that the nine-month figure of $42.4 billion had already exceeded the full 2025 record of $40.7 billion before the fourth quarter started, and Knight Frank's Melvin Chay, the firm's interim head of capital markets, said the full year remains on track for roughly $50 billion, which would be an all-time high. That trajectory is the backdrop against which the Dunearn Road Government Land Sales site behind Dunearn Green was tendered.
Residential property led the third quarter at $4.3 billion of the $10.7 billion total, mostly through Government Land Sales, with the roughly $1 billion sale of the 8 Thomson Lane site, including land betterment charges, to a Sustained Land-led consortium standing out as the period's largest residential deal. Dunearn Green came from the same Government Land Sales category: the Wing Tai and Metro Holdings joint venture was awarded the Dunearn Road site at Bukit Timah Turf City on 4 May 2026 for $533,000,000, working out to $1,625 per square foot per plot ratio, after a tender that closed 28 April 2026 with six bids.
Chay also said possible interest-rate rises could lead some owners and investors to close deals before year-end rather than carry financing risk into 2027. That dynamic plays out at the capital-markets level, but it is part of the same environment in which a Core Central Region, Government Land Sales project such as Dunearn Green is being planned, with around 330 residential units and up to roughly 1,400 sq m of ground-floor shops on the 204,962 sq ft site.
The Bukit Timah corridor, where Dunearn Green's Turf City site sits, has produced several Government Land Sales tenders, and the six bids received for the Dunearn Road parcel reflect the same developer appetite for Core Central Region land that Knight Frank's figures describe at a market-wide level. A $533,000,000 award is a sizeable commitment for a single Core Central Region parcel, consistent with the scale of residential land deals recorded across the third quarter of 2026.
Dunearn Green remains at the pre-launch stage, roughly 630 metres from Sixth Avenue MRT station on the Downtown Line, with its 99-year leasehold tenure confirmed from the Government Land Sales award.
