The numbers come first. Bukit Sembawang Estates has proposed to buy a 5.1-hectare portion of the 13-hectare Kallang Distripark site, EdgeProp reported on 17 October 2026, citing the company's bourse filing made on the evening of 16 October 2026. That is about 39% of the estate by area. The seller is Tropical Warehousing Co, owned by members of the Lee group of companies, and the deal takes the form of a conditional put-and-call agreement. Two further figures sit behind that headline: a 24,905 sq m housing plot inside the portion, and a permissible floor area of about 74,707 sq m. Both are covered below.
The land is bounded by the Kallang River and Pelton Canal and covers roughly 51,000 sq m, including a 24,905 sq m plot with about 41 years left on its 99-year lease, which expires in 2067. A fresh 99-year lease would need in-principle approval from the Singapore Land Authority, through surrender of the existing head lease. Permissible gross floor area is about 74,707 sq m at a gross plot ratio of 3.0, subject to approvals. Estimates from August 2026 cited by EdgeProp put the yield at 600 to 800 condominium units.
The Urban Redevelopment Authority proposed in August 2026 to amend the Master Plan so that the whole privately owned Kallang Distripark site moves from industrial and warehouse use to a residential estate. EdgeProp cited an estimated 2,250 to 2,550 condominium units in total, spread over three private housing plots, alongside a 1.8-hectare reserve site, a 2-hectare neighbourhood park and added roads. The other two plots are largely freehold and carry residential use only.
Inside the Bukit Sembawang portion, the developer would design, build, complete and maintain a 2-hectare public park, a 15-metre-wide waterfront promenade and new roads, and would demolish certain warehouses and buildings. The setting is city-fringe Kallang, about 5 km from the city centre, near Geylang Bahru and Kallang MRT stations and major expressways. Taken together, the filing and the Master Plan proposal give the district a set of figures that can be read side by side: one portion, one plot ratio, three plots, one park. Bukit Sembawang said the purchase diversifies its portfolio of landed projects, which include Luxus Hills, Seletar Hills Estate and Sembawang Hills Estate.
Closer to Bukit Timah, Dunearn Green is the Wing Tai Holdings and Metro Holdings joint-venture condominium on a Government Land Sales site at Dunearn Road, Bukit Timah Turf City, in the Swiss Club subzone of District 10. The tender closed on 28 April 2026 with six bids and the land was awarded on 4 May 2026. Plans cover approximately 330 residential units on a 204,962 sq ft site, with ground-floor shops of up to about 1,400 sq m, and Sixth Avenue MRT (DT7) lies about 630 m away. The marketing name will be confirmed at launch, and further location details will be published as the developer releases them.
