Five figures carry most of the story behind Beauty World Plaza, the eight-storey mixed-use block on the corner of Upper Bukit Timah Road and Bukit Timah Link. EdgeProp reported on 13 October 2026 that its owners are inviting offers for a collective sale through a public tender, and each number below is drawn from that report. Read together, they describe the lease, the land, the planning headroom, the approved alternative use and the deadline that bidders work to.
EdgeProp also sketched the neighbourhood around the plaza. An integrated transport hub links Beauty World MRT station with a new bus interchange. Pei Hwa Presbyterian Primary School lies within 1 km, while Bukit Timah Primary School and Methodist Girls' School (Primary) fall within 2 km, and SIM, SUSS and Ngee Ann Polytechnic are a short drive off. The plaza therefore sits within a ready catchment of commuters, pupils and students. For anyone tracking the Bukit Timah corridor, the tender places one more well-located site in play, with its next use resting on who bids and on what the authorities approve.
Along the Downtown Line toward the city, Dunearn Green, the marketing name for the project, occupies a 204,962 sq ft Government Land Sales site on Dunearn Road in Bukit Timah Turf City, District 10. Sixth Avenue MRT (DT7) is about 630 m away. A joint venture of Wing Tai Holdings and Metro Holdings was awarded the land on 4 May 2026, after a tender that closed on 28 April 2026 with six bids. About 330 homes are planned on a 99-year lease; the location page maps the area, and launch details will be published as the developer releases them.
