Dunearn Road Plot: Six Bids to Award

Before the tender: an estate in the making

The land behind Dunearn Green sits in the Swiss Club subzone of Bukit Timah, within the Bukit Timah Turf City estate that URA is planning as a new central-region housing precinct. An earlier Dunearn Road plot in the same estate was awarded in June 2025 at S$1,410 per square foot of potential gross floor area, which gave developers a clear reference point when the second plot was offered under the Government Land Sales programme.

28 April 2026: the tender closes

Six bids were received for the plot, a healthy field for a Core Central Region site of this size. The site area is about 204,962 square feet, or roughly 19,045 square metres, at a plot ratio of 1.6, giving a gross floor area of about 327,944 square feet. The planning parameters allow approximately 330 homes together with up to about 1,400 square metres of ground-floor shops.

4 May 2026: the award

The winning bid came from a joint venture of Wing Tai Holdings and Metro Holdings, at S$533 million, which works out to S$1,625 per square foot of potential gross floor area. The margin matters: the bid was about 3.1 per cent above the second-highest offer, which came from a consortium of Frasers Property, CSC Land and Sekisui House. A narrow gap of that kind suggests several developers valued the land in a similar range. The price was also roughly 15 per cent above the earlier plot's S$1,410 per square foot, a difference that reflects the time between the two awards as well as the changes in the market.

What the site offers

Sixth Avenue MRT station on the Downtown Line is about 630 metres away, and the nearest bus stop is roughly 80 metres from the site. The Cross Island Line's Turf City station is targeted for around 2032 and is planned within the estate itself, which would add a second rail line to the area. The tenure is a 99-year leasehold, and the district is District 10. The location page shows the site against the surrounding corridor, with King Albert Park and Sixth Avenue stations on either side.

Where things stand

The developers have said they intend to create a landmark residential development integrated with the estate's future masterplan. The project page gives no launch date, and it lists the unit mix as to be confirmed, so neither a price nor a layout is set.
