Comparing walking routes, rather than straight-line distances, is a habit worth building.

Finally, unit mix matters. A project made entirely of large homes serves one kind of household. A larger development with retail on the ground floor serves a broader range of needs and lifestyles. Neither approach is better in the abstract; the right fit depends on what you plan to do with the home.
