August Sales in Brief: 153 New Homes

The Core Central Region took 24 of August 2026's developer sales, per EdgeProp Singapore, and Dunearn Green sits inside that region. The digest below keeps to what the report says.

Dunearn Green and the August Developer-Sales Figures

• The total: EdgeProp Singapore, citing URA data on 15 September 2026, reported 153 new private homes sold by developers excluding executive condominiums (171 with them), down 79.1% from 731 in July 2026 and down 92.9% from 2,142 in August 2025.
• The split: EdgeProp Singapore listed 72 sales in the Rest of Central Region (47%), 57 in the Outside Central Region (36%) and 24 in the Core Central Region (16%), all excluding ECs.
• The context: EdgeProp Singapore noted that the lunar seventh month began on 13 August in 2026, against 23 August in 2025, and that no new project launched in August. One analyst called it the lowest monthly volume excluding ECs since February 2024, while Realion's Christine Sun tied the bigger yearly gap to the earlier start of that month.

Verdict: August 2026 recorded fewer developer sales than July 2026 or August 2025, with no launch to add to the count, and the report stops there.

Where Dunearn Green Fits Into the Picture

The report speaks about the market as a whole and names no individual project, so none of its figures describes Dunearn Green. The project facts are separate. Dunearn Green is a condominium with ground-floor shops of up to approximately 1,400 sqm, on a 99-year leasehold Government Land Sales site at Dunearn Road, Bukit Timah Turf City (Swiss Club subzone), in District 10. Sixth Avenue MRT (DT7) is about 630 m away.

The developer is a joint venture of Wing Tai Holdings (through Winrich Investment Pte. Ltd.) and Metro Holdings (through Metrobilt Construction Pte Ltd). URA awarded the land on 4 May 2026 for $533,000,000, after a tender that closed on 28 April 2026 with six bids. The site covers 204,962 sqft and is planned for approximately 330 residential units, and the project is in pre-launch.

Dunearn Green is the marketing name for now, and the name to be confirmed at launch will appear together with the unit mix as the developer releases them. URA will publish the September figures in due course.

Readers who follow the Core Central Region will note that 24 sales was the smallest of the three regional shares at 16%, per EdgeProp Singapore. That is a statement about the month's counts. It makes no claim about what any one project in the region sold, and the report names no project.
