3Q Flash Estimate: Your Questions

The latest flash estimate from URA has prompted plenty of questions from people following the market. Here are four of the most common ones, answered from the published figures.

Did private home prices rise across the board?

Overall, yes, but not evenly. The private residential price index gained 1.4% quarter on quarter in 3Q2026, compared with 0.5% in 2Q. Non-landed homes rose 0.9%, reversing a 0.1% dip, while landed homes climbed 2.8% after 2.5% in the prior quarter.

The 1.4% figure describes movement between two quarters, not a cumulative level, and a single quarter can move for reasons that do not repeat. It also blends very different segments of the market, which is why the breakdown below matters more than the headline.

Why do analysts call the growth uneven?

The regional split explains it. Among non-landed homes, the Outside Central Region rose 2.2%, after slipping 0.1% in 2Q. The Rest of Central Region added 0.2%, following a 1.2% fall. The Core Central Region, by contrast, eased 0.1%, after gaining 1.8% in 2Q. A data lead at 99.co pointed to this lopsidedness, and to softer sales suggesting buyers are growing more selective. Roughly 4,296 transactions had been logged by mid-September, versus 6,148 for the whole of 2Q, though one figure is a partial quarter.

Landed homes were the standout at 2.8%, though that is a separate market from condominiums. Put simply, the outer suburbs pulled the non-landed average upward while the core central areas stood still.

What does this mean for Dunearn Green?

Dunearn Green is being developed by a joint venture of Wing Tai Holdings and Metro Holdings. The 99-year leasehold condominium is planned for about 330 homes with ground-floor retail, within the Core Central Region, and Sixth Avenue MRT is about 630 metres away. That region was the one flat-to-softer reading in the estimate, so the headline 1.4% does not translate neatly to this address. The Downtown Line station gives a direct run through Botanic Gardens and Newton to Bugis and the CBD. The project's own pages add some background. This is the second Dunearn Road Government Land Sales plot in the Bukit Timah Turf City estate, awarded on 4 May 2026 for $533 million, or $1,625 psf ppr, after a tender that drew six bids. A Cross Island Line station at Turf City is targeted around 2032, and the developer page notes that Wing Tai's River Green saw around 88% of its 524 units taken up on launch weekend in August 2025. When will the firm numbers arrive?

Flash estimates may differ from the actual changes. The full 3Q2026 statistics are due on 23 October 2026, and that release will show whether these regional patterns hold up.

Alongside the price index, the release will update the transaction count, and regional figures can be restated. Readers comparing it with the flash should look at the revisions as well as the headline.
